The secret of successful letting depends in no small way to the quality of the tenant. We fully reference every tenant and gain acceptance as their suitability before recommending them to you as a tenant. Our diligence in this respect has earned our reputation as a quality letting agency.
The starting point is to find out what rent is achievable for your property. We will be pleased to visit your property, advise on all matters relating to letting and provide an opinion as to the current market rent that is achievable.
Our fees will vary subject to your individual property, rental value, portfolio circumstances, additional services you may require and our promotions at the time. We run various promotions at our offices, please contact us to discuss how we can meet your needs.
A final list of charges for your property will be provided on instruction of Orange Square as your agent and signed agreement to our full terms & conditions. The percentages (%) listed below, apply to the total rent or premium payable to you under the Tenancy Agreement and become payable when you enter into a Tenancy Agreement with a Tenant introduced by us
Commission for a Let Only Service ranges from 5% to 7% excl VAT (6% to 8.4% incl VAT)
Our complete property management service provides hands-on cover for your property. We have a dedicated Property Manager who is responsible for ensuring your rent is collected on time. We also ensure the most competitive maintenance quotes are received and the job is delivered on time and to specification.
Our service is ideally suited to the home owner who is moving abroad or out of the area, landlords whose time may be restricted or who simply wish to receive a monthly income without the inconvenience of managing their property. Communication between the landlord and the tenant will always be via your agent, giving you more time for your own life.
Should you select our management service an additional 5%+VAT (6% inc VAT) will be payable in addition to the lettings
commission should we also find you a tenant.
A RENEWAL FEE will be payable if a tenant introduced by us continues to reside in your property longer than the initial tenancy agreement On average this is charged at 7%+VAT (8.4% inc VAT).
